房屋租賃問題 已繳訂金但退租 房東不退上年押金 - 法律

如題 我於2009年9月入住 房屋簽約為一年
但2010年9月並未重新簽一份契約書 便讓我續租
2009年當初押金5000也並未退還
我在今年6月初繳訂金三千塊
但我到七月中才決定要搬離
房東卻不願退第一年的五千塊押金 三千塊訂金也要沒收(這點我無異議)
還說七月份的房租和五六月的水電費要從五千塊押金扣
多不退少要補
請問這樣合理嗎?
有私下詢問過房東他卻說我如果需要如此斤斤計較
就照法律程序來
但我還是學生不太懂這方面的法律
想請求板上各位幫助 不是想要斤斤計較 該賠的我會賠
但對方該還的也不能平白就這樣吸收
想請求個公道 謝謝大家
P.S 我入住的該宿舍為大公司的員工宿舍 又再另租給當地的學生
因此第一年與我簽約的房東(承辦人)已不是現在的房東(承辦人)
似乎有很多事情都不清不楚 都要問上面
我不太想把事情搞得太複雜需要父母出面到外地幫我處理
