家母因為長期信仰宗教，越來越入迷，最近竟要求要賣房捐贈幾百萬出去給不明團體做功
德。
因家中經濟狀況並不富裕，父母都已經是退休狀態，父親也已經80多歲，生活幾乎都靠父
親的退休俸。
母親想賣掉的是家中唯一的房產，房產所有權人是家母的名字，但是當初房屋的貸款都是
家父在給付的，家母長期都是家庭主婦沒有工作收入，賣掉之後父母兩人都沒住所了。
母親長期以來都有妄想的狀況，妄想家人會因為各種宗教理由導致生活不幸或死亡，若不
做功德將會導致很多不幸之類....對於賣房後無處可住得事情也不管，堅持要賣房捐款。
我與父親都無法勸說她去精神科就醫，過去幾年因為捐的都是小錢也就由她去，但這次金
額數目太大，並且都會影響到日後生活了，所以不得不尋求法律途徑處理。
想請問以下問題:
1.請問這樣的狀況是否可以申請監護宣告?
2.如需要精神狀況的證明文件，是否有可以申請強制精神鑑定之類的方式?
或者是有更好阻止家母任意買賣財產的方式可建議呢?
